It's not the product. It's not bad luck. It's not the weather. The overwhelming majority of failed garage floor coatings come down to one thing: inadequate surface preparation.
Specifically, the coating was applied to a surface that wasn't properly abraded to create a mechanical bond. It looks fine on day one. Then the concrete moves slightly with temperature changes, a vehicle drives on it before it's fully cured, or moisture wicks up from below โ and the coating lifts away from a surface it was never truly bonded to in the first place.
Acid Etching vs. Diamond Grinding
There are two common surface prep methods you'll run into when getting garage floor quotes:
- Acid etching: Applying muriatic acid to chemically roughen the surface. Fast, cheap, minimal equipment. Creates a shallow surface profile. Common with DIY kits and budget contractors.
- Diamond grinding: Using a machine with diamond-tipped heads to mechanically grind the surface. Creates a much deeper profile, removes existing coatings and contamination. Requires professional equipment and real time on the job.
The surface profile difference is the entire story. The deeper the profile, the more surface area the coating has to grip. Diamond-ground concrete gives a coating dramatically more bonding surface than acid-etched concrete.
Why Some Contractors Skip It
Diamond grinding requires a commercial grinding machine, diamond tooling, a dust collection system, and real labor time โ for a typical 2-car garage, an hour or two of machine time alone. Acid etching takes twenty minutes and a few dollars in chemical. The incentive to cut corners is obvious, and most homeowners don't know the difference until the floor starts peeling a year or two later.
Other Common Failure Points
- Moisture in the slab: Concrete with high moisture vapor transmission pushes moisture up through the coating over time, breaking the bond. Professional installers test for this before starting.
- Wrong application thickness: Too thick traps solvents; too thin means inadequate coverage.
