This is the question we get on almost every call: "What's this going to cost me?" It's a fair question, and the honest answer is "it depends" — but that's not a very useful answer, so here are real numbers based on projects we've priced and installed across the Twin Lakes Area.
Most professionally installed polyaspartic/epoxy garage floors run $5.00–$8.00 per square foot, including full diamond grinding prep, crack repair, a base coat, decorative flake broadcast, and a UV-stable topcoat. Where you land in that range depends on square footage, concrete condition, and the coating system you choose.
2-car garage (~400–500 sq ft): $1,800–$3,000
3-car garage (~600–800 sq ft): $2,600–$3,800
Oversized shop garage (1,000+ sq ft): $4,500+
What Drives the Price Up
- Concrete condition: Cracks, pitting, oil staining, and previous coatings that need to be ground off all add prep time and cost.
- Coating system: A basic solid color runs less than a full flake broadcast, and metallic epoxy — which involves hand-poured pigments and more labor — costs more than either.
- Square footage and layout: Larger floors cost more in total but often less per square foot. Tight layouts with lots of cutting-in around shelving or equipment take more labor per foot.
- Access: Garages that are hard to get equipment into (detached shops, narrow driveways) can add a modest labor premium.
